Firstly, there is a surge of online property searches close to Christmas. Last year Rightmove reported a peak in activity between Christmas Eve and New Year Eve and this momentum carries through into January. More home hunters than ever before searched for and researched property last January. Visits across all Rightmove platforms hit 100 million for the first time ever, which was an uplift of 12% on the previous year. Page views, which are the best indicator of activity on the site, surpassed 1.5 billion – which equates to around 1,000 pages every two seconds. If your property is on the market during this period, you are exposing your property to a wider market.
Between Christmas and New year, a lot of buyers have time off work and more of a new year, new home mentality. There are also less competing properties as generally speaking, this is a time of year when less properties are coming on the to the market. To find a buyer, you need your property to stand out from the rest and with less similar properties around, buyer demand is more likely to be focused on your property. If you are thinking about waiting until spring time, many other sellers are going to be thinking about the same thing and your property may not stand out in the same way.
Only the serious buyers are venturing out
If it’s cold and miserable outside, you’re more likely to find serious and motivated buyers out house hunting. Quantity of viewings may be down, but the quality is high.
